Letting out a property is in essence an agreement between a landlord and a tenant. This can go smoothly if both parties are up front, honest and true to their word. It can turn into a headache for either parties if the other does not meet their side of the bargain. Finding a great tenant doesn't happen by accident and there are some steps you can take to ensure that you get as many suitable tenants as possible.

  • Advertising the property

    You need to advertise your property to the type of tenant you wish to rent your property. You will attract different types of people through the media channels you use. If you advertise in a broadsheet newspaper you may attract a different type of tenant than if you only advertised in a shop window. When you advertise the property have a professional and thorough description which clearly states your rental propertys details including conditions such as allowance of pets or acceptance of DSS payment.

  • Meeting the tenant

    Meeting any prospective tenant and allowing the property to be viewed will allow both parties to decide whether the rental goes ahead. When you meet a prospective tenant you should be punctual, polite and friendly. By dealing with the tenant in a professional manner you are more likely to receive the same treatment in return.

  • You should be prepared to interview the tenant to find out whether he or she is suitable to let your property. Prepare your questions in advance to ensure that you acquire all the info that you will need to make an informed decision. Clearly state the terms of the tenancy so that there is no ambiguity on any issues. Ask for references should you require reassurance that the tenant is trustworthy.

  • Lease

    Don't rely on both parties to remember everything that is agreed to. There are small and big details that will no doubt be recollected differently by each party. By having the terms of a tenancy written and signed by both parties it reduces the chance that there will be any issues regarding what is permissible by the tenant. Having a person sign a document can be useful in getting he or she to stand by their word.
