To see which site will be most effective, type searches such as “flat to rent mytown” into Google and see which sites appear on the first page.
2 Your Own Website
Your own website can serve two purposes when renting flats.
Firstly, if the website is properly “search engine optimised” AND you are willing to undertake a reasonable backlink campaign, it is possible to make it appear sufficiently high in the search engine listings for terms such as “flats to rent in mytown” to generate enquiries from tenants in its own right.
Secondly, it can be used as an extension to other forms of advertising by showing additional photos of your rental flat and giving additional details of the rooms and location. (Note that these free hosting sites may not help those wishing to make their website appear high in the search engine listings.)
3 Fliers
Create an attractive looking flier with a photo or two of your rental flat, a heading that gives the key information AND sells its key points (for example, “For Rent - Sunny Flat Overlooking Marina”), a summary of the flats main features, the rent, the date available and your contact details. Place these on billboards at your work and in the local library, shops – even in the local gym. Ask friends and family if they will place a flier on their work billboard.
4 Word of Mouth
When renting flats, casual conversations with colleagues, friends, social contacts and family members can reap rich rewards. If you tell 30 people that you have a flat for rent and those 30 people each know enough about the personal lives of 30 colleagues/friends/family members to know if they are looking for rental accommodation, then you are effectively reaching out to 900 people.
5 Internet Networking Sites
Sites such as Facebook.com allow you to extend your personal network of friends and family to those who you do not see frequently. If you write that you have a flat for rent, then one of your more extended network of friends and family might just know someone looking for rental accommodation.
6 Work Emails
Some employers allow employees to send out global emails about personal projects; if so, consider sending out an email with photos and a description of your rental flat.
7 To Rent Notice
If your flat is in a location where many people drive past it, consider a “to let” notice in the window.
8 Newspaper Adverts
Private landlords can place their own ads in the property pages of local newspapers.
9 Letting Agents
Letting agents are a well-known way of letting rental flats; they can often be successful in securing a tenant but will charge for their services. In a poor rental market, consider using more than one letting agent.
